- When was the home built?
- Who is the builder?
- In what municipality and county is the home located?
- Does the property have public sewer?
- Where is the sewage treatment plant?
- How old is the sewage treatment plant?
- Are there any plans to improve or expand the sewage treatment plant?
- Does the property have public water?
- Which water authority provides water to the home?
- What source provides the water to the water authority?
- Where is the water source located?
- Are there any issues that could affect the water authority from providing water to the community?
- When was the street built and when is it scheduled to be re-paved?
- What is the lot topography like?
- How does the storm water drain off of the property?
- If the storm water drains to the street, is there a storm water inlet in the street and to where does the storm water drain?
- Does it drain to a creek, and if so, how close is the creek and is there any potential for the subject property to be in a flood plain?
- Are there gutters on the home and where do they drain?
- Are there any easements on the property and how do they affect the use of the property?
- Are there trees on the property, and if so do any of the tree limbs hang over onto a neighbor’s property and vice versa?
- Is the home located in a Home Owners Association?
We also look at the structural components of the home that are behind the walls and that a buyer or seller may not know to look for:
- Is the home built on a slab or pier & beam foundation?
- What kind of insulation does the home have? Fiberglass batts, blown in, spray foam?
- What type of windows does the home have? Wood, vinyl, aluminum? Double pane, single pane, insulated, low-E glass?
- What kind of HVAC system does the home have? How many zones? Does it have a programmable thermostat?
- Does the home have any water saving plumbing fixtures?
- Do the light fixtures have Compact Florescent Bulbs?
- What kind of roof shingles does the home have?
- Is there a radiant barrier under the roof shingles?
- Is there spray foam insulation at the underside of the roof, creating conditioned space in the attic?
- Are there any green building techniques or features incorporated into the construction of the home?
- Are there any rainwater recycling barrels or tanks on the property?
- Was low VOC paint used on the interior of the home?
- Are there any recycled or renewable materials used in the construction of the home, like bamboo hardwood floors?
- Does the home have a HERS rating, Energy Star rating or is it part of any other energy efficiency program?
